New Jersey Property Tax Relief Programs You Should Know About

New Jersey has the highest property tax rate in the nation at 2.49%, with a median annual tax bill of $8,512. But there are several relief programs that many homeowners do not know about.

The Tax Landscape

Bergen County has the highest median tax bill at $10,001 per year, while Cumberland County has the lowest at $5,048. To afford the median-priced NJ home, you need a household income of $140,000 to $157,000 — well above the state median of $97,000.

ANCHOR Program

The Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) program provides direct property tax relief. Homeowners with income up to $150,000 can receive up to $1,500, while those earning $150,000 to $250,000 can receive up to $1,000. Applications typically open in the fall.

Senior Freeze (Property Tax Reimbursement)

If you are 65 or older, or receiving Social Security disability benefits, you may qualify for the Senior Freeze program. This program reimburses you for property tax increases that occurred after a base year. You must meet income requirements and have lived in your home for at least 10 years.

Veterans Property Tax Deduction

Qualified veterans can receive a $250 annual property tax deduction. Disabled veterans may qualify for a full property tax exemption depending on their disability rating.

Tax Appeal

If you believe your property is assessed higher than its actual market value, you can file a tax appeal with your county tax board. The deadline is typically April 1st. A successful appeal can reduce your annual tax bill by thousands.
