NJ Home Values Continue to Climb — Summer 2026 Market Report

New Jersey home values continue their upward trend heading into summer 2026. The statewide median sale price reached $563,000 in May — a 3.3% increase from the same period last year. The average home value statewide stands at $584,681.

The Numbers Tell the Story

Homes in New Jersey are selling at 103.26% of list price on average, meaning most sellers are getting more than their asking price. Nearly half — 47.2% — of all homes sold above list price. With only 0.85 months of supply, this remains a strong seller's market.

County Highlights

Union County leads with a median of $593,000 and homes moving in just 24 days on average. Essex County follows at $529,000, while towns like Elizabeth and Newark are seeing double-digit appreciation of 9.9% and 17.1% respectively. Perth Amboy leads all towns at 20.9% year-over-year growth.

Seller Advantage

If you have been thinking about selling, the current market conditions are strongly in your favor. Sub-1-month supply means less competition from other sellers, and buyer demand remains steady. A properly priced home in today's market typically sells within the first month.
